This is a modern house sun filled from sunrise to sunset, especially in the multiple upstairs living areas. It is well insulated with a cheerful wood burner for extra warmth. The house is in a great neighbourhood with schools and shopping within walking distance. Getting to the city and the universities is easy whether walking, biking, using the frequent bus services or driving. Living and Working There is a large open plan kitchen and dining area with views to Island and Evans Bays. Alongside, oversized doors provide access to three separate self contained living spaces; these can also be connected together into one flowing space. Two balconies face east over the city from the living spaces. The main living area has the wood burner and city views. A piano room leads to a sunny north facing outdoor court. The afternoon room has a generous and relaxing window seat with a library space with potential for office use next to the sitting area. An office area in another separate room [the fourth bedroom] is also a possibility. Upstairs and downstairs Upstairs, along with the living spaces, there are two double bedrooms, a bathroom with separate bath/shower/wc/bidet and the bedroom that is also useable as a study/office. Downstairs starts with a large entry lobby with a very ample coat and hat cupboard. Also downstairs are the third double bedroom, a second bathroom and separate laundry. There is direct indoor access to the oversized single garage; direct access is a rarity in Wellington. Views Our house is a home with expansive views from virtually every room. Northern living rooms look over the city and the city’s main harbour. Eastwards, views showcase the near suburbs and the inlets of the harbour as well as the distant Remutaka and Tararua mountain ranges. To the south, for instance from the fourth bedroom/office, Island Bay and the renowned Cook Straight are in view. Westwards looks to the Brooklyn Hills and over the horizon to the Zealandia bird sanctuary. Tui and kaka [a colourful native parrot] are regular visitors, sitting in the trees and occasionally on the balconies themselves. Outdoors There are three main outdoor areas plus the two balconies. A hard paved area sits beside the front door; a courtyard spills out from the piano room and downstairs is a small flat lawn with clothes hanging and trampoline. Access We are up a short driveway from the street with a car turning area at the top of the drive just outside the garage. There is room for 2 to 3 cars to be parked in line around the garage. A separate bike store besides the front door has room for half a dozen or more bicycles. Neighbourhood The house is in the quiet friendly and community minded neighbourhood of Brooklyn – Vogelmorn. It’s a short walk to the Vogelmorn Community hub with a café/bar, play areas, events and playing field. The Brooklyn shopping area is close by and has cafes, restaurants, a movie theatre and a range of small shops. Further afield Newtown with multiple shops and supermarkets and the hospital is a 15 minute walk away. The Massey University campus is also 15 minutes on foot. The central city and the city campuses of Victoria University are 25 to 35 minutes away through the town belt forests. The Kelburn campus of Victoria University is a little further and best reached by bike or bus. There are two available bus routes into the city with one providing very frequent services. Three primary schools, two Early Childhood Centres, including a Montessori centre and several secondary schools, playgrounds, sportsfields and tennis courts are all within walkable distances.
