All inclusive walk to Amherst, bike to UMass from your private 6 acres

Description

Our house is from 1874 and sits at the end of a dead end on 6.5 acres of land. We are surrounded by faculty colleagues and Amherst College owned land, so while we can walk to grocery stores, restaurants, downtown Amherst, and/or Amherst College, the view from the house is of trees and fields. You'll be able to harvest blackberries, raspberries, blueberries, apples, peaches, strawberries, cherries, and >20 different vegetables from the yard, or simply walk to the supermarket and buy those same things if you're not into gardening. We also have a quasi-private entrace to the Rail Trail, with out-the-door access to this wonderful 40mi bike and walking trail. The house has 3 bedrooms and 2.5 baths. There is a nice first floor master bedroom with an ensuite that we use as the office and it has a sliding door to the yard. Upstairs there is one large and one small bedroom and a full bath. The kitchen is open to a sunroom with a 180 degree panorama of the yard. We love watching the seasons change. each room has its own AC, and there are 6 heating zones to get the temperatures where everyone wants them. The induction stove, hood, and fridge are all <1 year old, and the basement was just redone to prevent flooding and to remove all the panelling. You can enjoy the 1874 fieldstones while you play ping pong, and the laundry is also in the basement, along with a wine cellar and chest freezer. We also have a solar powered battery that can run the house indefinitely during a power outage (we generate more electricity than we use). Lunacat will be your roommate. She needs feeding only once per day, and we'll take care of ordering her food and litter. She occasionally needs to be brushed, but wouldn't mind more attention. We have friends who can look after her if you're on vacation, and our cat sitter is quite reasonable if you prefer a professional. You can also leave on a Friday and return on a Sunday with no need for sitting- she'll be fine for a weekend. She is afraid of children but snuggly with all adults. The gardens and lawn are lush, and if you've got a green thumb, you're in luck. If you're not, no worries. We'll have a friend come over to dig out the invasives in the spring, which is the only 'must do'. The garden is fine to fallow otherwise. We mow the lawn ourselves with a riding mower, and you're welcome to do the same. Hiring it out is fine as well, but that is not included. The rent is all inclusive except for lawn care- heat, electricity, internet, water, sewer, and trash are all included. We've also reduced it a bit in consideration of Luna care. For a woodworker, we can open the shop- SawStop, planer, drill press, bandsaw, routing table, dado table, central dust collection, heat/AC, many fine hand tools, and more. If you're not a woodworker, we ask that you don't use the shop and instead poke your head in every once and a while. The shop is over the 2-car garage.
